Solar Energy - First Net Zero Commercial Electric Building in USA

Energy Tracking’s energy metering technology was selected to measure, monitor and report energy usage on the first net zero commercial electric building in the USA. Ferreira Construction at 31 Tannery Road - New Jersey, is a state of the art facility that raises the bar for a commercial high performance building with an eye towards energy independence. A roof top solar photovoltaic system consisting of 1,276 solar panels can develop in excess of 200kW of electrical energy.

"The biggest thing we have going on here is that we have so many different things all in one place," said Ed Brzezowski, a professional engineer with Ferreira who designed the system. "We're working toward zero energy by having energy conservation systems working together with renewable energy." Tying all the aspects together is a building automation program designed by Brzezowski that integrates the systems and enables real-time remote monitoring. Sitting in his office, Brzezowski looks at a computer monitor and knows exactly how much energy is coming in and how much is being used. As a cloud passes overhead, the energy flow decreases; the building's usage increases when somebody presses an elevator button.

Brzezowski says the end result has made the effort worthwhile. "We saw the value and uniqueness of it, a chance-of-a-lifetime kind of thing, and stuck through it in hard and frustrating times," he said. "Now we're seeing the benefits from it and it's now the fun time, as we see (the results) reinforced every day through real time monitoring."
